Lots of people watch the home staging and real estate shows on HGTV and come away with the rather misguided perception that a gallon of paint and a few photos set up a house to sell in a week. Nothing could be further from the truth.
Most of the houses we sell here in Batavia and the Fox Valley are perfectly nice homes that most families should be happy to live in. But the proliferation of home shows has made many buyers pretty picky about what they want their new home to look like.
When we stage a home we try to accomplish two goals:
(1) Make the online?experience?great?so that potential buyers want schedule a showing. The photos are the potential buyer?s first interaction with the home. We all know that you never have a second chance to make a first impression.
(2) Make the showing experience great. The home needs to feel comfortable, warm and inviting. The home needs to smell good and feel good. Rooms need to express their intended use (nothing is more confusing to a buyer than to see a pool table in the dining room).
There are opportunities and limits to what we can accomplish with staging. I can?t make a shabby roof disappear, nor can I make a moldy basement smell better. What I can do is to make each room appear ?big, bright and clean?.
I learned those three important words from my good friend and stager extraordinaire Craig Schiller. Craig owns the firm Realestaging?here Chicago area. I am always so grateful when he can work one of my listings into his schedule.
Yesterday we worked all day at a new listing coming on at 633 Sennet St. in Batavia. Craig instantly saw that really large multi-piece leather sectional in the family room really belonged in the 2nd floor bonus room. I agreed, because houses in this price point usually don?t have this really nice extra space, but waiting for a mover to come would delay getting the listing onto the market.
Thank goodness that?Craig?s brain power was supplemented by his rather impressive muscle power. It?s amazing how much furniture you can move when you have a vision and a short time frame. The family furniture all went to the 2nd floor, the library furniture went to the family room, a bunch of pieces got moved around between the bedrooms, and a lot of things were moved into the basement.
The you live in a house is different from the way you sell a house. Craig is a genius when it comes to getting a house ?big, bright and clean? and ready to sell. ?And it sure helps that he is ?strong like bull?.
